Venice, Florida: What It's Actually Like to Live Here

Venice sits on a barrier island between the Gulf and the Intracoastal Waterway. Downtown is genuinely walkable. The beach is three minutes from the center of town. The shark teeth are real — people find them every morning at Caspersen Beach. We drove the entire Gulf Coast from Clearwater to Naples before we chose this place. Venice is where we stopped.

Living in Venice, Florida

Venice doesn't feel like most of Florida. The streets are lined with royal palms. The downtown has restaurants and shops that hold up — not tourist traps propped up by seasonal foot traffic. The island is small enough that you know where everything is within a week of living here.

The beaches here are genuinely different from each other, which matters when you're here year-round. Venice Beach is the most accessible — parking, facilities, easy entry. Caspersen Beach is the fossil beach, the most shark-tooth-concentrated stretch of shoreline in North America. You'll see people out there every morning with mesh bags and sifters. The North Jetty is where locals go to watch boats pass and catch a sunset without the snowbird crowd. Each one earns its place.

Sarasota Memorial Hospital has a Venice campus. The Intracoastal Waterway gives boaters direct passage to Charlotte Harbor and beyond. The Legacy Trail — a paved rail-trail — runs from Venice all the way to Sarasota, 18+ miles for biking and walking without a single traffic light.

For buyers coming from Ohio, Michigan, Pennsylvania, or anywhere cold and expensive, the math tends to come into focus quickly once you're standing in downtown Venice in February. State income tax is zero. Traffic is manageable. And the Gulf is right there.

We came from Ohio. We researched this coast the way our buyers do — seriously, methodically, with four kids old enough to have opinions about it. We drove every stretch of the Gulf Coast before we made the call. Venice is what we chose, and we've lived it since. That perspective is part of what we bring to every conversation.

Venice Neighborhoods & Communities

Island of Venice

The historic downtown core. Venice Avenue runs through it — palm-lined, walkable, with local restaurants, boutiques, and a Thursday farmers market that draws the whole island. Homes here range from 1920s Florida bungalows to newer construction. The inventory moves fast because the geography is finite: it's a real island, and there's only so much of it. Living here means walking to dinner and biking to the beach. Not many Florida addresses let you say that honestly.

South Venice

Across the bridge from the island, no HOA, larger lots. South Venice has a private beach ferry and community boat ramp — Gulf access for a small annual membership fee, without the HOA overhead. The vibe is more laid-back than the island. Price per square foot is typically lower.

Pelican Pointe Golf & Country Club

A gated golf community east of US-41. The 27-hole course anchors it, but the social scene is what keeps people there long-term. Full clubhouse, tennis, fitness, and dining on-site. Homes sit on fairway and lake views. Move-in-ready resale is common here, and Venice Beach is only 5 miles away. The people who move into Pelican Pointe tend to stay. Bellagio

A gated community on Venice Island with resort-style amenities. Directly adjacent to the Venetian Waterway Trail, which connects to the Legacy Trail running north to Sarasota. Bellagio residents tend to be active — the trail infrastructure for biking and walking is built into the neighborhood. The island location means you're close to everything without being on the main tourist corridor.

Venice Gardens

An established neighborhood southeast of downtown. Mid-century homes on larger lots, mature trees, lake views. No HOA in most sections. Quick access to parks, schools, restaurants, stores, and the beach.

Waterford Golf Club

Three distinct neighborhoods built around a golf course, east of 41. Established, well-maintained, relaxed pace. Close to Venice Avenue and an easy drive to the beaches. Lakes of Jacaranda

Lake-view lots in an established community with no CDD. Quiet, well-priced for what you get, close to Jacaranda Boulevard and minutes from downtown. Popular with buyers who want move-in-ready without paying island pricing.

Venetian Falls

A 55+ gated community off Center Road, east of downtown. Resort-style amenities — pool, fitness center, clubhouse — at a price point well below the resort communities farther north. Call us for current pricing — inventory here moves and what's available changes.

Venice Golf & Country Club

Member-owned, private. 18-hole course, tennis, an elegant clubhouse. Homes here tend to be larger on more generous lots. Off Center Road, close to everything Venice offers without being in the tourist-traffic corridor. Private club access without the Sarasota commute.

What Venice Real Estate Costs Right Now

Price points in Venice vary significantly by neighborhood, proximity to water, and how recently a home has been updated. Island of Venice commands a premium for walkability and location. Waterfront — direct Gulf or bay access — is its own conversation. Condos near the beach, villa communities, and established inland neighborhoods each have their own range.

The market has moderated from the 2021–2022 peak, which means there's negotiating room that wasn't there two years ago. Esta has worked every market cycle for 20+ years. She knows the difference between a good deal and a market that only looks like one.
