Vicenza by Neal Communities: What to Know Before You Tour the Models

Vicenza is a Neal Communities development at 217 Ortelle Terrace, Nokomis, FL 34275 — listed as North Venice on most real estate sites and the builder's own marketing, but the mailing address is Nokomis. It sits off Border Road near the Jacaranda Boulevard and I-75 interchange (Exit 193), in the same zip code and general corridor as Aria and Legacy Groves. Neal Communities is the standard Neal brand — a step below Neal Signature Homes in price point and finish level, but a well-regarded builder with a strong track record in Southwest Florida.

Vicenza is a larger, more established community than either Aria or Legacy Groves — built starting in 2017 with a mix of single-family homes and twin villas. Neal still shows inventory homes here, but the majority of what's available is resale.

What Vicenza Is

A gated community of single-family homes and twin villas —, Northern Italian-themed community. Gated entry with controlled access. No CDD fee — HOA only. Contact us for current HOA figures. Amenity campus includes a clubhouse with an events coordinator, resort-style heated pool, pickleball courts, bocce ball courts, dog parks, and walking trails throughout.

Villas range from 1,433 to 1,530 square feet. Single-family homes range from 1,407 to 2,601 square feet across one and two-story plans, two to four bedrooms. Contact us for current inventory. Schools are Laurel Nokomis (K–8) and Venice High School — verify current boundaries with Sarasota County School District.


The Floor Plans

We toured six models in the order below. The full walkthrough is in the video above. Vicenza's floor plan lineup spans two villa plans and a range of single-family options — the six we toured cover the breadth of what's available. Square footage shown reflects the base plan; configurations vary slightly depending on options selected, and plan names may be updated by the builder over time. Confirm current offerings with Neal Communities at time of visit.

Starlight — 3 bed | 1 story | 2 bath | 2-car garage | 2,235 sq ft One of the larger single-family plans in the community. Gallery entry into an open great room with optional coffered ceiling. Kitchen with island, large walk-in pantry, and café dining nook. Primary suite with two walk-in closets, large walk-in shower, private water closet, and optional dual sinks. Den suited for a private office or library.

White Star — 3 bed | 1 story | 2 bath | 2-car garage | 2,064 sq ft Primary suite with corner shower, walk-in closet, and private water closet. Den off the main living area.

Victory — 3 bed | 1 story | 2 bath | 2-car garage | 1,764 sq ft Den with French doors. Open great room with optional coffered ceiling, kitchen with island and walk-in pantry. Primary suite with walk-in closet, walk-in shower, private water closet, and optional second sink. Secondary bedrooms both have walk-in closets. Optional outdoor kitchen wall on the lanai and optional lanai door from the primary bedroom.

Liberty 3 — 3 bed | 1 story | 2 bath | 2-car garage | approx. 1,533 sq ft Front porch entry. Open great room connecting to kitchen with peninsula breakfast bar and pantry. Primary suite with two walk-in closets, walk-in shower, and private water closet. Den at the front of the home — configurable as a formal dining room or fourth bedroom. Optional outdoor kitchen wall.

Crystal Sand — twin villa | 2 bed | 1 story | 2 bath | 2-car garage | 1,433 sq ft The entry-level villa plan. Open great room and kitchen with sliding glass doors to the covered lanai — optional pocket slider. Formal dining room or den with French doors depending on configuration. Primary suite with two closets (one walk-in), dual vanities, walk-in shower, and private water closet. Optional window or door to the lanai from the primary bedroom.

Tidewater — twin villa | 2 bed | 1 story | 2 bath | 2-car garage | 1,530 sq ft The larger villa plan. Open great room, kitchen with island, den suitable for a home office, covered lanai. Primary suite with two closets, dual vanities, walk-in shower, and private water closet. The attached two-car garage is standard on both villa plans — notable because many villa products in this market use detached garages. Optional pool available on select villa lots.

Patriot — 3 bed | 1 story | 2 bath | 2-car garage | 1,682 sq ft

Meadow Brook — 3 bed | 1 story | 2 bath | 3-car garage | 2,014 sq ft Moves up to a 3-car garage at this size.

Fresh Spring — 3 bed | 1 story | 2 bath | 2-car garage | 1,812 sq ft

Applause — 3 bed | 1 story | 3 bath | 2-car garage | 2,110 sq ft The step up to three full baths in a single-story plan is useful for buyers who need guest accommodations without a second story.

Brilliance — 3 bed | 1 story | 2 bath | 3-car garage | 2,079 sq ft

Lighthouse — 4 bed | 2 story | 3 bath | 3-car garage | 2,601 sq ft The largest plan and the only two-story option in the community. Four bedrooms and three full baths makes this the most accommodating plan for multigenerational living or frequent guests.


The Amenities

The clubhouse has a gathering space, kitchen, and connects to the outdoor pool area and green space. An events coordinator manages the community programming calendar — not standard at every community in this price range. The outdoor amenity package includes pickleball courts, bocce ball courts, dog parks, and a pond. Walking trails run throughout the community. The pool is resort-style and heated.

The pool and community facilities are visible from the lanai of several home sites on the single-family side of the community.


One Layout Note on the Villas

The villa homes and single-family homes are separated by an internal road within the community. The shared community pool is located on the single-family side. Villa residents have access to it, but it's not immediately adjacent — worth factoring in if daily pool use is part of your lifestyle. This is also why many villa buyers at Vicenza opt to add a private pool on their lot.

Vicenza is largely a resale community at this point, with Neal showing some remaining inventory.
