Legacy Groves is a gated Pulte community at 6918 Honeybell Drive, Nokomis, FL 34275 — two entrances off Albee Farm Road, 44 acres, 138 homes total. The community was named for a 120-year-old oak tree on the property. Pulte is still actively selling here with inventory homes available as of mid-2026, making it one of the few communities in this zip code where new construction remains accessible at a price point below the Neal product.

What Legacy Groves Is
138 homes — single-family and twin villas — on 44 acres. Pulte refers to these as "138 future front doors." Two gated entries off Albee Farm Road. No CDD fee — HOA only. Contact us for current HOA fee details, as those change.
The community has one amenity: a pool with a covered cabana, lounge chairs, table seating, outdoor shower, and restrooms. That's intentional — Pulte kept the amenity footprint minimal to hold down HOA costs. If pickleball courts and a fitness center are on your list, Legacy Groves isn't the right fit. If low carrying costs and a quieter, smaller community are the priority, that trade-off works in your favor.
The Legacy Trail is less than a mile away — the 12-mile paved path connecting Venice to Sarasota runs close enough to reach without a car.
The single-family homes occupy one side of the community; the villas are on the other side, separated by Albee Farm Road. Both sides share the community pool, which is on the single-family side.
The Floor Plans
Legacy Groves offers five plans across two collections — the Villa Collection (Ellenwood) and the Distinctive Collection for single-family homes. We toured the Ellenwood and the Mystique; the full walkthrough is in the video above.
Ellenwood — villa | 2–3 bed | 2 bath | 1,579 sq ft | 2-car attached garage The only villa plan in the community. The attached two-car garage is standard — notable because many villa products in this market use detached garages. Stainless steel appliances come standard throughout. The primary suite includes a walk-in closet, walk-in shower with optional rainfall showerhead, dual sinks, and private water closet. Pocket doors separate the primary bedroom from the bathroom. Optional private pool available, which is uncommon for villa products — most don't offer it at all.
Mystique — 2–4 bed | 2–3 bath | 1,889+ sq ft | 2-car garage The single-family model we toured. Open gathering room connecting to café dining and kitchen with Whirlpool appliances and island. Flex space off the foyer that works as a den, office, or additional bedroom — the glass doors shown in the model are an upgrade, not standard. The laundry room has a counter, sink, and meaningful storage space beyond the mechanical systems. Corner sliding glass doors open the interior fully to the outdoor lanai. The lanai is plumbed for an outdoor kitchen. The pool shown in the model is an optional upgrade — the configuration includes a sun shelf, spa, and screened enclosure.

Colton — villa | 2 bed | 2 bath | 1,321 sq ft | 2-car garage A newer addition to the Legacy Groves lineup. Covered lanai, open living, attached 2-car garage.
Distinctive Collection
Prosperity — 2–3 bed | 2 bath | 1,670+ sq ft | 2-car garage Open layout with private owner's suite, walk-in closet, and covered lanai.
Palmary — 2–3 bed | 2 bath | 1,943+ sq ft | 2-car garage Connected kitchen, café dining area, spacious gathering room, and covered lanai.
Prestige — 2–3 bed | 2.5 bath | 2,080+ sq ft | 2-car garage The step up to 2.5 baths adds meaningful function for entertaining. Spacious owner's bath with large walk-in closet.
Mystique Grande — 3–5 bed | 3–4 bath | 2,870+ sq ft | 2-car garage The Mystique base plan expanded with a loft that adds an additional bedroom and bath. The largest plan in the community and the only one with a second-story option. Up to five bedrooms makes this the most accommodating plan for multigenerational living or frequent guests.
What's Standard
Pulte's own amenities list confirms the following are included standard at Legacy Groves: impact glass throughout, tile roofs, stainless steel appliances, and smart home technology. The appliance package is worth calling out specifically — it's not universal at every builder in this price range.
Location and Schools
From US-41: turn onto Albee Farm Road just after East Venice Avenue, continue 1.5 miles — community is on the right. From I-75: Exit 195 (Laurel Road), head west 1.5 miles, turn left onto Albee Farm Road, community is on the left.
Nokomis Beach is 3.5 miles away — Pulte's own marketing states this distance. Downtown Venice is a short drive south. Oscar Scherer State Park is close. The location gives quick access to both US-41 and I-75 without sitting directly on either.
Zoned schools: Laurel Nokomis (K–8) and Venice High School. Verify current boundaries with Sarasota County School District before making decisions based on school assignment.
