Aria is a gated Neal Signature Homes community at 340 Aria Dr, Nokomis, FL 34275 — Nokomis mailing address, though the builder markets it as Venice. It sits on Jacaranda Boulevard just past Border Road, off I-75 Exit 193, on 152 acres with 196 single-family homes. Neal Signature Homes is the builder's upper-tier brand, and Aria is priced and built accordingly.

What Aria Is

152 acres, 196 homes, 24-hour monitored gated entry. Italian-inspired architecture with street names to match — Bocelli, Rossini, Corelli. Many homesites back to lakes or nature preserves. No CDD fee; HOA only. The amenity campus includes a resort-style pool, spa, fitness center, pickleball courts, event lawn, and clubhouse with indoor and outdoor gathering spaces.

Every home comes standard with 12-foot ceilings, a pool on the lanai, and granite countertops throughout. Gas cooking is standard. The HOA handles lawn mowing, mulching, and flower bed maintenance — a meaningful carrying cost consideration for buyers comparing communities.

Homes range from 2,252 to 3,681 square feet. Pricing on remaining inventory starts from the mid $800s.


The Floor Plans

Ravenna — 3,004 sq ft | 3–4 bed | 2.5 bath | 3-car garage The first model we toured and one of the more distinctive plans in the community. Includes a dedicated Club Room — a separate bonus space off the main living area suited for a home theater, billiards table, or media setup. Den with double French doors functions as a private office or can be converted to a fourth bedroom. Great room connects to gourmet kitchen and dining area. Primary suite has two walk-in closets, soaking tub, walk-in shower, and private water closet. Optional fourth bedroom available.

Positano — 2,561 sq ft | 3–4 bed | 2.5–3.5 bath | 3-car garage The three-car garage is standard at this square footage. Available with up to four bedrooms and additional bath configurations. For full layout details, ask to see this plan specifically when you visit the sales center.

Cortina — 2,455 sq ft | 3 bed | 2–2.5 bath | 2–3 car garage One of the more straightforward plans in the lineup — three bedrooms, open great room with views to the lanai, gourmet kitchen with large island and corner pantry. Primary suite with oversized walk-in closet, dual vanities, and wall-to-wall walk-in shower. The two additional bedrooms share a second full bath on the opposite side of the home.

Vicenzo — 2,412 sq ft | 3–4 bed | 2–4.5 bath | 3-car garage The most flexible plan in the community. Optional configurations include a wine room and an in-law suite with a separate exterior entry — the in-law option adds a mini kitchen, full bath, and small living area accessible from the front walkway without going through the main house. Primary suite has two walk-in closets, soaking tub, walk-in shower, and dual vanities. Three-car garage standard.

Lugano 2 — 2,252 sq ft | 2–3 bed | 2–2.5 bath | 2-car garage The most compact plan in the community and the entry point into the Aria price range.

Vicenzo — 2,412 sq ft | 3–4 bed | 2–4.5 bath | 3-car garage The most configurable plan at Aria. Optional in-law suite with separate exterior entry adds a mini kitchen, full bath, and small living area accessible without going through the main house. Optional wine room also available.

Cortina — 2,455 sq ft | 3 bed | 2–2.5 bath | 2–3 car garage See toured model entry above.

Veneto — 2,635 sq ft | 3–4 bed | 3–3.5 bath | 2-car garage Steps up to three full baths. Guest room with en-suite accommodations. Butler's pantry connecting to formal dining room. Double-door front entry with formal gallery and foyer.

Grande Collection

Bergamo — 2,853 sq ft | 3 bed | 3 bath | 3-car garage

Ravenna — 3,004 sq ft | 3–4 bed | 2.5 bath | 3-car garage See toured model entry above.

Ravello — 3,681 sq ft | 4 bed | 3 bath | 3-car garage | 2-story The largest plan and the only two-story option at Aria. Upper level adds a bonus room, fourth bedroom, and full bath — functionally a private guest suite. Club Room on the main floor. Primary suite with two walk-in closets and soaking tub.


The Amenities

Neal Signature Homes lists the following amenities at Aria: resort-style amenities, pickleball courts, events lawn and gathering spaces, and a fitness center. Many homesites have lakefront or nature preserve views.

The clubhouse serves as the social anchor of the community — large gathering space, kitchen, bar access, indoor and outdoor restrooms. The resort pool has a zero-entry shallow section (nine inches) and reaches five feet at the deep end. Fire pit, activity lawn, and covered lounge seating alongside the pool. The fitness center is 24-hour access by key card, reachable from both inside the clubhouse and from the pool-side exterior entrance. Pickleball courts on-site with bike rack access.


Location and Schools

Jacaranda Boulevard off I-75 Exit 193, Nokomis 34275. East of US-41. Nokomis Beach and North Jetty are a short drive west. Downtown Venice is south. Sarasota is accessible without using US-41 for most of the route.

Zoned schools: Laurel Nokomis (K–8) and Venice High School. Verify current assignments with Sarasota County School District before making decisions based on school assignment.


What's Available Now
