Wellen Park, Florida: The Real Breakdown Before You Buy

Wellen Park has become one of the most-searched planned communities on the Gulf Coast — and there are good reasons for that. There are also things about it worth understanding before you fall in love with a price. We'll give you both.

Living in Wellen Park, Florida

Wellen Park didn't exist ten years ago. Initially named West Villages, it was farmland west of I-75, wedged between Venice, North Port, and Englewood. Today it's one of the fastest-growing master-planned communities in the United States — and the build-out is still actively underway.

The centerpiece is Downtown Wellen: a walkable lakefront district with restaurants, shops, a weekly farmers market, and an outdoor stage that draws live music on weekends. Cool Today Park — spring training home of the Atlanta Braves, — sits at the edge of it. That combination of purpose-built community energy and real event programming is something most planned communities spend decades trying to achieve. Wellen Park pulled it off early.

The residential side spans multiple villages with different builders, price points, age restrictions, and HOA structures. Some are 55+. Some are all-ages. New construction timelines, lot availability, and builder incentives shift constantly.

Venice Beach, Manasota Beach, and Blind Pass Beach are all within about 10 miles depending on which community you're in. Downtown Venice is approximately 12 miles north. Sarasota is roughly 25 miles north. The pricing across Wellen Park's communities spans a wide range — from townhomes in the high $200s to custom homes over $1 million — and reflects a market that has grown significantly alongside the development itself.

One thing every Wellen Park buyer needs to understand before they fall in love with a number: CDDs. We explain that in full below — it's not a reason to walk away, but it changes the math, and you should know it going in.

Wellen Park Villages & Communities

Downtown Wellen

The commercial and social core of the entire development. Lakefront restaurants, retail, the weekly farmers market, live events at the outdoor stage, and Cool Today Park for baseball from February through summer. This is what separates Wellen Park from every other master-planned community in Southwest Florida — the lifestyle infrastructure was built in, not promised. If you're evaluating Wellen Park, visit on a Thursday evening. That's when it makes its best argument.

Sunstone

All-ages, gated, built by Mattamy Homes. Villas starting in the mid-$300s, single-family in the high-$300s. Open floor plans and a strong sense of community developing quickly. One of the more accessible entry points in the Wellen Park system.

Sunstone Lakeside

A newer gated Mattamy Homes enclave within the Sunstone footprint, with single-family homes from the low-$500s. Homes here are arranged around lake, preserve, and neighborhood views — more spacious lots than the original Sunstone section with a more established streetscape.

Brightmore

Wellen Park's first and flagship 55+ community, built by Mattamy Homes. Villas from the high-$300s, single-family from the low-$400s. Amenities include resort pool, fitness center, pickleball courts, art studio, and organized programming. Proximity to Downtown Wellen is built in.

Oakbend

A gated community with single-family homes from the high-$400s, built by ICI Homes and Toll Brothers. Spacious one- and two-story floor plans with luxury personalization options. Newer addition to the Wellen Park footprint, Spacious one- and two-story floor plans with luxury personalization options through the Toll Brothers Design Studio.

Esplanade

Taylor Morrison's entry in Wellen Park — villas from the mid-$300s, single-family from the high-$300s. Amenities include signature resort-style pool, wellness programs, and concierge services.

Grand Palm

Built by Neal Communities. Villas from the low-$400s, single-family reaching into the mid-$800s. Resort-style pool with water slides, state-of-the-art fitness facility. The community sits among preserve views and wildlife habitat with outdoor recreation throughout.

Everly

The luxury and custom tier of Wellen Park. Single-family from the high-$600s, full custom homes from $1.1 million. Builders include John Cannon Homes, Lee Wetherington, Neal Signature Homes, and Homes by WestBay — all custom and semi-custom builders who don't build production homes.

Palmera

One of the most diverse communities in Wellen Park in terms of product type — single-family from the low-$400s, condos and townhomes from the high-$300s. Multiple builders active here: David Weekley, Homes by Towne, ICI Homes, M/I Homes, Mattamy, and Neal Communities. Lakespur

A neighborhood with single-family homes from the high-$300s and condos from the high-$200s, built by Mattamy and Pulte. One of the more accessible price points in the development. Wellen Park High School — the new Sarasota County high school serving this area — is located within Lakespur and opens fall 2026. Outdoor recreation is a design priority throughout.

Wysteria

A Neal Communities neighborhood in the heart of Wellen Park's Playmore district, with villas and single-family homes. Central location gives residents easy access to everything Wellen Park offers — Downtown Wellen, CoolToday Park, and the broader trail and amenity network are all within easy reach. New construction is winding down here, which means the community is increasingly established and finished. Resale inventory is available for buyers who want a move-in-ready home in a settled neighborhood without construction activity around them. Call us for what's currently on the market.

Avelina

A gated, maintenance-assisted Neal Communities neighborhood with single-family homes. Maintenance-assisted means exterior upkeep is handled — lawn, landscaping. New construction here is nearly complete, making it an increasingly finished and established community. Resale options are available in a settled Wellen Park neighborhood. Ashcombe

D.R. Horton's townhome community in Wellen Park, starting in the high-$200s. The most affordable entry point in the entire Wellen Park footprint. Townhomes with the full Wellen Park lifestyle infrastructure around them.

Solstice

Solstice is sold out on new construction — which is a meaningful signal about the community. It is situated within walking distance of Downtown Wellen and CoolToday Park, with a variety of home designs and onsite amenities, and it filled up. Resale inventory comes up here periodically for buyers who want that walkable-to-downtown location in a finished, established neighborhood. If proximity to Downtown Wellen is the priority, Solstice resales are worth watching. Call us and we'll let you know when something comes available.

Wellen Park Golf & Country Club

A Lennar community offering a mix of condominiums, coach homes, and single-family residences built around an 18-hole golf course and clubhouse. Single-family from the low-$500s, multi-family from the mid-$200s. The golf course and clubhouse are part of the neighborhood — not a separate facility.

Gran Place

A gated enclave of just 42 luxury semi-custom homes built by Sam Rodgers Homes, priced from $1.4 million. Nestled among nature preserves and wildlife habitats. Only one home remains as of this writing.

IslandWalk at the West Villages

One of the original and most established communities in the broader Wellen Park footprint, built by DiVosta. All-ages, gated, resort-style pool, pickleball, bocce. IslandWalk has been around long enough to have a genuine neighborhood feel — amenities fully built and active, resale inventory available alongside any remaining new construction.

Gran Paradiso

A Lennar gated community with resort-style clubhouse, pool, and larger homes on generous lots with lake and preserve views. Gran Paradiso sits at the elevated end of the established Wellen Park communities, and the finish level reflects it. The reputation here is buyers who planned to stay two years and never left — which is not marketing language, it's what people actually say. Call us for current resale pricing.

Sarasota National

Originally developed by WCI Communities on a 2,400-acre property, later continued by Lennar following WCI's acquisition. Sarasota National is built around an 18-hole championship golf course designed by Gordon Lewis, surrounded by over 1,300 acres of wetlands, preserves, and open space — it holds Audubon International Certified Sanctuary status.

The community has two distinct sides: the Golf Side, where membership is required, and the Lake Side, where it is not. The Palm Club — a 32,000 square foot three-building clubhouse campus — includes a resort-style pool and spa, tiki bar, tennis and pickleball courts, bocce, a 7,000 square foot fitness facility, coffee lounge, and a full restaurant with views over the course and preserves. The Preserve

Developed by D.R. Horton, The Preserve is a gated community of approximately 223 single-family homes and paired villas situated near the western banks of the Myakka River, close to River Road and Tamiami Trail. Homes typically range from 1,500 to 2,034 square feet. Quieter character than the larger amenity-heavy communities in the footprint. Established resale community — no new construction. Renaissance

Developed by Mattamy Homes, Renaissance is an established community of paired villas and single-family homes within the West Villages district. Oasis

Developed by M/I Homes, Oasis is a gated community of approximately 150 single-family, lawn-maintenance-free homes situated off North River Road in the West Villages district. Established neighborhood, resale only. Call us for current resale inventory.

Tortuga

Developed primarily by Lennar, Tortuga is a gated all-ages community of approximately 111 single-family homes off US-41 at River Road in the West Villages district. Close to Downtown Wellen, CoolToday Park, and the trail network. Resale inventory available. Call us for current availability.

CDDs and the West Villages Improvement District — What Every Wellen Park Buyer Must Know

Most homes within the Wellen Park footprint sit inside the West Villages Improvement District (WVID) — an independent special taxing district created by the Florida Legislature to plan, finance, construct, operate, and maintain public infrastructure within the development. Roads, utilities, drainage, and community infrastructure are funded through this district.

The WVID assessment is a non-ad valorem assessment — meaning it is not based on your home's value, but on a per-lot or per-unit calculation set by the district. It appears on your annual Sarasota County or North Port property tax bill as a separate line item, collected alongside your regular property taxes. It is tied to the property, not the mortgage. It does not go away when you pay off your home.

The annual assessment amount varies by community and lot within the WVID, and rates have been adjusted in recent years. Grand Palm is notable as an exception — it is associated with Wellen Park for marketing purposes but is not subject to WVID assessments in the same way as other communities in the footprint. Before writing an offer on any Wellen Park property, we pull the specific assessment for that address from the county tax bill so you know the exact annual cost. No estimates — the actual number.
