Boca Royale Golf & Country Club: What to Know Before You Tour the Models

Boca Royale Golf & Country Club sits right off US-776 in Englewood — just before you get into the heart of downtown, just across from Old Englewood Road, and with the golf course literally right behind the models. It's built by Neal Communities, a Southwest Florida family-owned builder who has been building here since 1970 and has put up more than 27,000 homes in the region. We toured the models. Here's what you need to know before you go.


Two Phases — and They're Meaningfully Different

This is the most important thing to understand about Boca Royale before you research it any further.

The community has an old phase and a new phase, and they're different in several ways.

The old phase is largely built out. It has the country club, the golf course, the existing restaurant, and three community pools spread throughout. A few villas and new construction lots remain in the old phase, but it's mostly established. There's also a meaningful resale market here — people who bought in the old phase relatively recently and now have homes available. The old phase has a genuine neighborhood feel.

The new phase is where active new construction is happening. It's under construction now and will connect to Wellen Park when complete. At the time we filmed, the new phase didn't have its own pool or amenity center — but a dedicated amenity complex is expected to be complete in 2027. That package is planned to include a dog park, pickleball courts, a golf simulator, a pool, an outdoor movie theater, a fitness center, and golf cart parking.

Both phases are gated and share access to the golf course and the country club amenities in the old phase. But if you're buying in the new phase, you're buying into a community that's still under construction with its primary amenity complex still coming.


The Golf Course and Country Club

The 18-hole semi-private golf course was designed by Golf Course Architect Gordy Lewis and includes a driving range, putting green, sand bunker, chipping and pitching area, and a pro shop. The club offers golf, racquet, and fitness/social memberships — meaning you don't have to live here to join, and living here doesn't automatically mean full membership is included. Ask about the membership structure when you visit.

The Georgian-styled clubhouse has views of the golf course and multiple dining options: the Fairway Dining Room for more formal meals, the 19th Hole for casual dining, and a newer Outdoor Dining Pavilion. This is a functioning country club with a social calendar — trivia nights, bingo, galas, card games, and organized events throughout the year.

For a community at Boca Royale's price point, the existing country club infrastructure is genuinely differentiated. Most communities at these prices don't have an operating restaurant, a social program, and a championship golf course already running.


The Models We Toured

Boca Royale offers single-family homes and twin villas with 2 to 4 bedrooms, 2 to 4 baths, and 2 or 3 car garages, ranging from approximately 1,533 to 3,677 square feet. We toured six models across the villa and single-family lineup. The models sit at the entrance of the community and are technically located in the old phase, but they represent the floor plans being built in the new phase at the rear of the community near Wellen Park. If you're buying in the new phase, you're seeing the right floor plans — just in a different part of the community than where your home will be built.

Keep in mind that model homes are dressed with upgrades. What you see on the tour is not necessarily what's included at base price. Reach out to us before you visit and we'll help you understand exactly what's standard and what isn't before you set foot in the sales center.

Tidewinds 2 — Villa / 2 bed / 2 bath / 1,638 sq ft / 2-car garage / from $351,990 The entry-level villa plan. The garage and front door are adjacent but not technically connected — a covered passage separates them, which is common in paired villa construction but worth knowing before you visit.

Sandcastle 2 — Villa / 3 bed / 2 bath / 1,848 sq ft / 2-car garage / from $370,990 Neal's largest villa design. Three bedrooms with a separate den tucked between the second and third bedrooms — a layout that works well as a flex space without giving up a bedroom. The primary suite has an oversized walk-in closet.

Dream 2 — Single Family / 3 bed / 2 bath / 1,860 sq ft / 2-car garage The entry-level single-family plan. Split floor plan with secondary bedrooms on the smaller side — Esta noted on the video that a king bed would be a tight fit in those rooms. The primary is considerably more spacious. Gas stove throughout the Boca Royale lineup is standard.

Bright Meadow 2 — Single Family / 3 bed / 2 bath / 2,309 sq ft / 3-car garage / from $878,990 (current inventory) A step up in square footage and garage size. Three-car garage is a meaningful upgrade from the Dream 2. The extra space shows up in the common areas and the flex room more than the bedrooms.

Lighthouse — Single Family / 4 bed / 3 bath / 2,601 sq ft / 3-car garage The only two-story plan in the model lineup. Four bedrooms and the only model with a second floor — worth considering if you want more separation between living and sleeping areas, or want the upstairs space for guests.

Captiva — Single Family / 3 bed / 3 bath / 2,698 sq ft / 3-car garage / from $977,990 (current inventory) The largest single-story plan in the model lineup. Three full baths in a single-story plan at nearly 2,700 square feet gives this floor plan a layout that works well for people who want main-floor living without compromise.

Schools

Boca Royale is in Sarasota County. The Neal Communities site lists Englewood Elementary School for elementary, and the new phase connects to Wellen Park, which falls under Wellen Park High School for high school — opening August 2026. Middle school assignments depend on your specific address within the community.

School boundaries in a growing area like this can shift. Always confirm your specific address directly with Sarasota County Schools before making any decisions based on school assignment.

How Boca Royale Compares to Other Englewood Options

If you're evaluating Boca Royale alongside Beachwalk by Manasota Key, the key differences are: Boca Royale has a fully operating golf course and country club, a longer established community history, and a resale market alongside new construction. Beachwalk has a more extensive resort amenity package, is closer to the beach, and has no CDD. They serve genuinely different preferences — Boca Royale is the right community for someone who wants golf-centered country club living; Beachwalk is the right community for someone who wants maximum resort amenities closest to the water.
