Englewood, Florida: What to Know Before You Move Here

We filmed this video at Lemon Bay Park, just outside of downtown Englewood — and we had to stop multiple times because people kept walking past us. Joggers, groups out for a walk, a woman pushing a stroller. On a regular weekday. That's a small but telling detail about what life actually looks like in Englewood.

Here's what we know about this community after spending real time here.

The One Thing That Makes Englewood Different

Englewood sits tucked between Lemon Bay to the west and US-776 to the east, bordered by North Port, Port Charlotte, and Venice on its other sides. It has something a lot of Southwest Florida communities don't — a genuine small-town identity that predates the development boom. People here have a lot of pride in where they live, and it shows in a strong local chamber of commerce and an active community events calendar.

It is smaller than Venice. Smaller than North Port. Smaller than Port Charlotte. That's not a knock — it's just the accurate picture of what you're getting.

The Two-County Reality

This is the detail that surprises most people researching Englewood: it sits in two counties simultaneously. Downtown Englewood is in Sarasota County. Much of the surrounding area — including Englewood Beach — is in Charlotte County. That line affects property taxes, school assignments, and even beach parking costs, so it's worth understanding before you buy anything here.

If you're comparing two homes and one is in Sarasota County and one is in Charlotte County, you're looking at different tax rates and different school boundaries. Always confirm which county a specific address falls in before making any decisions.

Schools

The school picture in Englewood just changed significantly with the opening of Wellen Park High School in August 2026.

Previously, Sarasota County students in the Englewood area attended Lemon Bay High School in Charlotte County — an unusual arrangement driven by geography. That agreement is now ending. The new boundary draws roughly 176 students from the Lemon Bay area into Wellen Park High School, and Sarasota County Englewood students will now attend Wellen Park High School going forward. Charlotte County students in Englewood continue attending Lemon Bay High, which is also in Englewood on Placida Road.

Which school applies to a specific address depends entirely on which county that address sits in. This is one of the clearest examples of why the two-county situation matters practically — and why confirming school boundaries on any specific address is essential before buying.

For middle and elementary schools, assignments vary by address. Verify directly with Sarasota County Schools or Charlotte County Public Schools depending on which side of the county line a home sits on.

The Neighborhoods

Englewood is genuinely mixed in a way that a lot of Southwest Florida communities aren't. You'll find 1950s and 60s cottages on the water sitting next to larger homes built in recent decades. Established neighborhoods where every house looks a little different share the same zip code as newer gated developments. That variety is part of what gives the area its character.

Englewood Isles is one of the more established waterfront neighborhoods — a mix of home styles along the water, just outside the downtown area. Some homes have direct water access, some don't. It has a quiet, settled feel.

Boca Royale is the newer construction option — a gated community just outside downtown Englewood that connects to Wellen Park. It has both new construction and existing resale homes. We have a separate video covering Boca Royale as well as a guide to the Boca Royale golf community here.

Beachwalk by Manasota Key is another newer community worth knowing about — located close to the water and the beaches on the Manasota Key side of Englewood. Along US-776, the commercial corridor has filled in considerably — Walmart, Publix, Starbucks, fast food, and most of the everyday services you'd need are there. For more options, North Port and Port Charlotte are the next stops east, and Venice is accessible depending on where in Englewood you're coming from.

The Beaches

Englewood has four public beaches, running from south to north along Manasota Key:

Stump Pass Beach State Park — the southernmost, in Charlotte County. Known for shelling, shark tooth hunting, and a quieter, more natural feel. Restrooms, showers, picnic pavilions, and a boardwalk. Only about 50 parking spaces — arrive early on weekends.

Englewood Beach at Chadwick Park — the most developed of the four, also in Charlotte County. Full restrooms and showers, a 900-foot boardwalk, volleyball and basketball courts, a playground, beach chair and umbrella rentals, and three large pavilions available to rent. Charlotte County beaches technically charge a parking fee, though that has been suspended at times following storm recovery — worth verifying current status before you go.

Blind Pass Beach — in Sarasota County, and the one locals tend to gravitate toward. Free parking in a large unpaved lot across from the beach. Restrooms, showers, picnic tables, a playground, and a small boat launch. Less crowded than Chadwick Park, good for a full beach day.

Manasota Beach — the northernmost of the four, in Sarasota County. It tends to draw smaller crowds than Chadwick Park but can still get busy, especially on weekends and in season. Free parking, restrooms, outdoor showers, and picnic pavilions. Known as a strong spot for shelling and shark teeth, especially at low tide and after storms. One of the primary sea turtle nesting areas on this stretch of coast — nesting season runs May through October.

Sarasota County beaches are free to park at. Charlotte County beaches have a posted parking fee, though enforcement has varied — check current conditions before your visit.

Downtown and Local Restaurants

Downtown Englewood runs along Dearborn Street — smaller than Venice's downtown, more quaint, with local shops, restaurants, and a farmers market on Thursday mornings from 9 to 1 in season. We've been there and it's one of our favorites — it's spread out, great for fresh fruit and produce, and the kind of market where you end up staying longer than planned.

A few places we've actually been:

Dearborn Coffee House — we were there the morning we filmed this video. Everything is homemade, John the owner knows his coffee and will talk through it with you if you want, and there are tables outside where locals tend to sit in the mornings. It's a real neighborhood spot.

Culture Coffee — opens at 6:30 AM, which made it useful for early meetings. They also have open mic events, which isn't something you expect from a coffee shop.

Farlow's on the Water — on the Charlotte County side of Englewood, on the water. We've been a couple of times. The food is good enough that the water view feels like a bonus rather than the reason to go.

Lock and Key — we ate here the day we filmed. Parked at the beach and walked over. Good food, reasonably priced, nice for sitting outside.

The Waverly — well-known locally, popular, beach views. We haven't eaten there ourselves but it comes up consistently when people talk about Englewood restaurants.

Parks Worth Knowing

Lemon Bay Park — where we filmed the video. Bay views, walking trails, picnic shelters, restrooms, and an educational building. The kind of park where people actually use it regularly — we had to stop filming multiple times because of foot traffic.

Indian Mound Park — along the bay, ample parking, picnic shelters, a boat launch, and water views. Easy walking distance from downtown, which makes a morning of shopping and lunch followed by a walk to the water completely doable.

Englewood Sports Complex — off River Road between Englewood and Wellen Park, closer to the Englewood side. Pickleball, basketball, baseball, and more. A large facility with ample parking. Our kids have been there with friends.

Cedar Point Environmental Park — nature preserve, nature trails, picnic tables, playground, restrooms, and an environmental center. The fishing dock has been closed — verify current status before visiting.

The Connection to Wellen Park

Englewood and Wellen Park are closer than most people realize. Boca Royale, one of Englewood's main gated communities, connects directly to Wellen Park. The Englewood Sports Complex sits between them on River Road. The Manasota Beach Road extension project — currently under construction and not without controversy — is designed to create a more direct connection to the coast from this part of the area.

If you're comparing Wellen Park and Englewood as options, they serve different preferences rather than the same one. Wellen Park is master-planned, newer, more resort-feel. Englewood is older, more varied, more established. Both are in the same general corridor and share some amenities. We cover Wellen Park in detail in a separate post.

The Honest Summary

Englewood is a community with a real identity — old Florida character, waterfront access, a walkable downtown, four beaches within a few miles, and a mix of housing options that runs from 1950s cottages to new gated construction. The two-county situation is genuinely something to understand before buying, especially as it relates to schools and taxes.
