Beachwalk by Manasota Key sits 2.5 miles from the Gulf in Englewood, Florida — and it's one of the more distinctive new construction communities on the Southwest Florida Gulf Coast. Built by DiVosta, a division of PulteGroup, it spans attached villas through large two-story single-family homes, all within a gated resort-style community with an amenity package that's genuinely difficult to match at this price point. We toured seven model homes. Here's what you need to know before you go.


What Makes Beachwalk Different

A few things set this community apart from other new construction options in the area.

Natural gas throughout. Every home in Beachwalk comes with natural gas, including the stoves. That's not an upgrade — it's standard across every plan in the community.

No CDD. Community Development District fees are common in Southwest Florida master-planned communities and can add meaningful cost to annual ownership. Beachwalk has no CDD.

Not in a flood zone. The community sits in Flood Zone X — the low-risk designation. Flood insurance isn't required, which is a meaningful distinction for a community this close to the Gulf Coast.

Impact glass included. Standard throughout the community — not an upgrade to negotiate for.

A second gate to the beach. Beachwalk has a second gated entry onto Manasota Beach Road, which provides a more direct route to the beaches on Manasota Key. For a community that's 2.5 miles from the water, that matters day to day.


The Amenities — What's Open and What's Coming

This is the part of Beachwalk that gets people talking, and it earns it.

Currently open:

  • Tropical saltwater resort pool with lap lanes and heated spa

  • High Tide Tiki Bar — open now, with indoor and outdoor seating overlooking the lake

  • 11,000 sq ft fitness center with two movement studios, card rooms, and a grand outdoor veranda

  • 10 pickleball courts

  • 5 tennis courts

  • 6 bocce ball courts

  • Dog park

  • Community garden and memorial garden

  • Lakeside boardwalk with pier and gazebo

  • Fire pits

  • Full-time activities director

  • Gated entry with guard

Still coming:

  • The Waterline Restaurant — a full sit-down dining option currently under construction inside the community

  • A Social Clubhouse — separate from the fitness center, with a ballroom, demo kitchen, and club room

Having an on-site restaurant and a tiki bar in a community at this price range is not standard. It's a significant differentiator, and the Waterline adds to it once it opens.


The Four Collections — How Beachwalk Is Organized

DiVosta organizes Beachwalk's floor plans into four collections by size and price. As of May 2026, there are 18 floor plans across the four series. Not all of them have model homes on-site — the video above covers the seven models that were open when we visited. The full lineup below is a reference guide to what's available to build or buy; reach out to us and we'll confirm which models are currently open and get you set up with representation before you go.

Vista (2 plans) — Attached villas starting from $349,990. Seagrove (1,448 sq ft / 2–3 bed / 2 bath / from $349,990) and Cascadia (1,602 sq ft / 2–3 bed / 2 bath / from $379,990).

Scenic (3 plans) — Single-family homes starting from $419,990. Contour (1,405+ sq ft / 2 bed / 2 bath / from $419,990), Flagstone — a newer addition (1,518+ sq ft / 2–3 bed / 2–2.5 bath / from $429,990), and Hallmark (1,655+ sq ft / 2–3 bed / 2 bath / from $439,990).

Distinctive (6 plans) — Single-family homes from $501,990 through the high $600Ks. Prosperity (1,670+ sq ft / from $501,990), Mystique (1,889+ sq ft / from $541,990), Palmary (1,943+ sq ft / from $557,990), Prestige (2,080+ sq ft / 2.5 bath / from $571,990), Concord — an AllGen floor plan built for multi-generational living with a semi-private suite (2,397 sq ft / 4 bed / 3 bath / from $604,990), and Mystique Grande (2,870+ sq ft / from $671,990).

Echelon (7 plans) — The largest single-family plans, from $649,990 through $1,029,990. Stardom (2,269+ sq ft / from $649,990), Stellar (2,483+ sq ft / from $694,990), Reverence (2,669+ sq ft / from $701,990), Renown (2,808+ sq ft / 3-car garage / from $709,990), Stellar Grande (3,492+ sq ft / 4 bed / from $816,990), Layton (2,970+ sq ft / 3-car garage / from $829,990), and Layton Grande (3,970+ sq ft / 4–5 bed / 3-car garage / from $1,029,990).

Base pricing is a starting point. Quick move-in homes reflect lot premiums, options, and upgrades and run higher. The Models We Toured

Contour (Scenic / 2 bed / 2 bath / 1,405 sq ft) The entry-level single-family plan. Compact but well-laid-out — open floor plan, gas stove, flex space, and a covered lanai with open extension. Fits more than the square footage suggests.

Prestige (Distinctive / 2 bed + flex / 2.5 bath / 2,080 sq ft) One of the more thoughtful layouts in the lineup. Both bedrooms are full suites with attached baths. The flex space has a closet, which makes it usable as a third bedroom — though it doesn't have a direct bath unless you go through one of the suites. A half bath off the hallway handles guests. There's also a laundry pass-through from the primary closet. Floor plan characteristics, not upgrades — understand these before you tour.

Mystique (Distinctive / 2–3 bed / 2–3 bath / ~1,900–2,229 sq ft) A flexible plan with two full suites on opposite sides of the home and a flex space in between that can function as a third bedroom. Good separation between sleeping areas. The second suite bedroom is on the smaller side — worth seeing in person if that room's size matters for your use.

Stellar (Echelon / 3 bed / 3 bath / ~2,483 sq ft) A larger single-family plan with strong entertaining space. The folding corner doors that open the living area fully to the lanai are a standout feature — genuinely different when you're standing in the room on a nice day. A Stellar Grande adds approximately 1,000 square feet with a second-floor loft, bedroom, and full bath.

Cascadia (Vista / 2–3 bed / 2 bath / 1,602 sq ft — Attached Villa) Smaller by design — galley-style kitchen layout, primary bath without a separate toilet room, laundry room rather than a closet. The lanai is a nice size for a villa. Good option for lower-maintenance living without sacrificing the community amenities.

Seagrove (Vista / 2 bed + flex / 2 bath / 1,448 sq ft — Attached Villa) The most affordable plan in the community, starting under $350,000 at base price. A true attached garage — Esta specifically noted this because some villas look attached but aren't, and this one is. Bedrooms are located closer together rather than split across the floor plan. Laundry closet with bifold doors. A genuine entry point into the community.

Layton Grande (Echelon / 4–5 bed / 4.5 bath / ~3,970 sq ft — starts just over $1M) The newest and largest plan in the community. Two-story with a dramatic foyer, second-floor loft, and a layout that allows for a semi-private suite near the entry — pocketing doors separate that bedroom and bath from the rest of the house, which works well for multi-generational households or extended guests. Large walk-in pantry, gas stove, breakfast nook alongside a formal dining space. Primary suite on the main floor with pool views. A Layton Grande version adds the same upstairs package as the Stellar Grande.

As with any model home tour: what you see includes upgrades. The outdoor kitchens, pools, and premium finishes in the models are not base price. We can walk you through exactly what's standard and what's an upgrade before you visit — reach out before you go.


What to Know Before You Go

Location: 2.5 miles from Manasota Key Beach, with a second community gate on Manasota Beach Road for more direct access. About 9 miles to Downtown Wellen Park and Cool Today Park. About 5 minutes to Publix (3.2 miles) and Target (3.5 miles). Beachwalk sits near Englewood, which has its own distinct character, beaches, and community feel. Schools: Beachwalk falls in the Wellen Park High School district, which opens in August 2026. For elementary and middle school assignments, verify your specific address with Sarasota County Schools — this area spans the Sarasota/Charlotte county line and assignments depend on which side your address falls on.

How Beachwalk compares: If you're evaluating Beachwalk alongside Sunstone at Wellen Park, the main differences are beach proximity (Beachwalk is closer), amenity depth (Beachwalk's package is more extensive), price point (Beachwalk runs higher), and community character (Beachwalk has more of a resort feel; Sunstone is more of a traditional master-planned neighborhood). Neither is better — they serve different preferences. Contact us before you visit the sales center. This is important. Once you walk into a builder's sales center and register without an agent, you may lose the ability to have representation on that purchase. DiVosta's sales team is professional and helpful — and they work for DiVosta. Having your own agent costs you nothing as a buyer; builders compensate buyer's agents. But that only works if your agent is registered with you before your first visit. If you go in unrepresented and then try to bring an agent in later, most builders won't allow it.
