We toured all eight model homes at Sunstone and Sunstone Lakeside — Mattamy Homes' two connected communities inside Wellen Park in Venice, Florida. The video above covers the full walkthrough. This post covers what you actually need to know before you go.


Sunstone vs. Sunstone Lakeside: What's the Difference?

They share a name and a builder, but they're two distinct neighborhoods. Here's the short version:

Sunstone is the original community. It has six floor plans ranging from the Anclote villa at $349,990 up to the Pinnacle at around $519,990. Two-car garages throughout. The amenity center is open and includes a resort-style pool with beach entry, lap lanes and spa, clubhouse, fitness center, pickleball courts, paw park, tot lot, fire pit, grilling station, event lawn, gated entry, and a full-time activities director.

Sunstone Lakeside is the newer, larger section. Homes start around $495,000 and step up to natural gas, three-car garages, and wider 50- to 60-foot homesites with lake and preserve views. Its amenity center carries the same package — resort-style pool with beach entry, lap lanes and spa, clubhouse, fitness center, pickleball courts, paw park, tot lot, fire pit, grilling station, and event lawn. Residents of both neighborhoods have access to both centers. For a community that starts under $350,000, that's a lot of amenity.

The two sections connect by golf cart path and a wooden bridge. You can also drive out and around. They feel like the same community in practice, but they're priced and sized differently.


The Six Sunstone Floor Plans — What Actually Sets Them Apart

Rather than walk through every room, here's what's useful when you're trying to figure out which plan fits your life. Keep in mind that model homes are typically dressed with upgrades — what you see on the tour may not be what's included at base price. Reach out to us before you visit — we can walk you through what's standard and what's an upgrade so you know exactly what you're looking at before you set foot in the sales center.

The Pinnacle (4 bed / 3 bath / ~2,373 sq ft / from ~$519,990) is the largest single-family plan in Sunstone. It reads smaller from the street than it actually is — worth walking through in person before you dismiss it based on the exterior.

The Glades (3 bed / 2 bath / ~2,005 sq ft / from ~$489,990) has a clear split floor plan — primary suite on one end, secondary bedrooms on the other. If separation between sleeping areas matters to you, this layout is worth a close look.

The Seabranch (3 bed / 2 bath / ~1,908 sq ft / from ~$439,990) sits in the middle of the lineup in both size and price. A solid three-bedroom option with a flex space that works well as a home office.

The Pelican (2 bed / 2 bath / ~1,787 sq ft / from ~$429,990) is a two-bedroom single-family home with a flex space. Worth noting that the living area runs on the tighter side — if you have large furniture, measure before you commit.

The Topsail (3 bed / 3 bath / ~1,765 sq ft / from ~$389,990) is an attached villa — three bedrooms at an accessible price point with the amenity access of the full community.

The Anclote (2 bed / 2 bath / ~1,501 sq ft / from ~$349,990) is the entry-level attached villa and the most affordable floor plan in the community. One layout detail that surprises some buyers: in attached villa construction, the garage entrance and front door are often adjacent but not directly connected — you step outside between them. Common in this building style, but worth knowing before you go — reach out and we'll walk you through it.


What Sunstone Lakeside Adds

If the Sunstone models feel like they're not quite enough space, Sunstone Lakeside is worth a separate look.

The Isle Royal (4 bed / 3 bath / 1 half bath / 2,867 sq ft / 3-car garage / from $702,990) is where the Lakeside section starts to feel meaningfully different from Sunstone. At nearly 2,900 square feet with a three-car garage, it's a substantial home. The full floor plan is worth reviewing on Mattamy's site before you tour — there's a lot going on in the layout.

The Red Rock (4 bed / 3 bath / 1 half bath / 3,057 sq ft / 3-car garage / from $725,990) is the largest floor plan in the Lakeside lineup. Four bedrooms, two flex spaces, and a layout that gives everyone in the house room to spread out. Impact-resistant windows are confirmed standard at this community — reach out to us before you go and we'll help you understand exactly what's included at base price.

We toured these two on video, but the Lakeside lineup also includes the Mesa Verde (4 bed / 3 bath / ~2,600 sq ft / 3-car garage / from $659,990) — a middle option we didn't walk through on this visit. If that size and price range is where you're looking, add it to your tour list.

All Lakeside homes come with natural gas and three-car garages as standard features.


A Few Things Worth Knowing Before You Go

Prices move. Everything listed here is a base starting price from builder sources as of May 2026. Lot premiums and upgrades change the number, and Mattamy runs incentive programs — rate buydowns, closing cost assistance — that can shift the real cost meaningfully. Get the current number directly from them.

Contact us before you visit the Mattamy sales center. This is important. Once you walk into a builder's sales center and register without an agent, you may lose the ability to have representation on that purchase. Mattamy's sales team is professional — and they work for Mattamy. Having your own agent costs you nothing as a buyer; builders compensate buyer's agents. But that only works if your agent is registered with you before your first visit. If you go in unrepresented and try to bring an agent in later, most builders won't allow it.

We know how to evaluate floor plans, understand what's standard versus an upgrade, read the contract, and represent your interests through the entire transaction. Reach out before you go — it takes five minutes and protects your interests for the entire purchase.

The resale dynamic is real. Sunstone is still an active build-out community, which means if you're looking at resale homes here, those sellers are competing directly with the builder. That creates opportunity for buyers — motivated resale sellers sometimes price aggressively to stand out. It's worth knowing which homes are resale and which are new inventory before you start comparing prices. We cover this in more detail in our broader Wellen Park overview.

Schools: Sunstone is zoned for Taylor Ranch Elementary and Venice Middle. Wellen Park High School opens in August 2026 for grades 9 through 12. Your specific assignment depends on your address — confirm with Sarasota County Schools.
